Drug dealing tenant - So what would you do

Real situation where Agent reported on a inspection of a UK property I have

Single female tenant in substantial arrears hence why new agent appointed

3 young children with the youngest less than 1 year old

Tenant engaged in drug dealing from the premises with premises worse than when she went in as she has damaged it.

Oh and after she left he last place apparently "drug paraphenalia" was found when cleaners went through the property to back up the dealing claim.

(Oh I know what I will do but lets see what people will do).

Presumably she is in breach of a term of her lease. I would seek her removal, she has problems which need to be addressed by social services in any case and maintaining her on the premises isn't really doing her a favour but is devaluing your asset.

Did the Agency source this woman for you? Ask how on earth they allowed someone who they knew were using illegal substances to rent your property. Check your contract with them. Threaten action.

If she's using drugs on site now call the police and social services on her. Basically every legal action you can engage in to get shot of her. Even the most basic of leases will feature terms about breaking the law or operating a business from the premises. Then find a new agent.

Obviously not a very good drugs dealer if she can't afford her rent!!

With kids in the house, you should call the relevant authorities.

I'd get the housing benefit that you're taking off the British taxpayers put directly into my own account and inform the local authority she's in arrears.

Are you going to try and get her kids taken off her?

:-(Had the same problem some years back on a UK property. My agent was quite good and spoke to the tenant to say that they were obliged to inform the police as they(as the agent, they kept me out of it) could be prosecuted under the Misuse of Drugs Act. The tenant soon scarpered. Luckily enough no damage was done to the property apart from a carpet.

Initially my agent spoke to me and told me that both he and myself could be prosecuted under the Act and the house could also be sized and I think he said I could be charged under Money Laundering Act also. It was enough to scare me and forfeit the back rent due.

Are you certain? Sounds like a chancer to me. No way could your house be seized or you be done for laundering, unless the courts could prove it was your own drug dealing business.

Kick her out, not before calling the social workers. I hope you have a clause saying lease terminated if premises is used for crimes.

Have you paid your second home payment of €200 to your local authority?
Does this apply to properties outside the state?
